Marine mortar uses sulphate-resisting Portland cement rather than ordinary Portland cement. This resists the salt crystallisation mechanism that physically fractures standard mortar joints from within. On exposed PR8 coastal properties within half a mile of the seafront, standard repointing mortar has an effective life of three to five years. Marine mortar extends this to twelve or more years in the same conditions.
We do not patch corroded lead with sealant or flash tape as a permanent repair. Sealant on corroded lead provides a temporary seal that fails again within one to three winters. Full lead replacement — correctly lapped, dressed and clipped — is the repair that lasts. If we have stripped the flashing and the lead is pitted or thinned, we replace it. We assess the stack from the roof surface using a close visual inspection of all four elevations. We check: mortar joint recession depth (anything over 10mm is significant), brick face condition for spalling or delamination, lead flashing condition at the step and soaker positions, pointing profile (rounded joints shed water better than flush), and chimney pot and cap condition. Chimney rendering — applying a continuous coat of mortar over the entire stack face — is a common botch repair that creates more problems than it solves. Rendering traps moisture inside the stack, accelerates spalling of the original brickwork behind the render, and obscures the extent of deterioration from inspection. When the render eventually fails and comes away — usually after three to five years in Southport conditions — the brickwork beneath is in worse condition than it was before rendering. Correct repointing of mortar joints, leaving the brick face exposed, allows the stack to breathe and reveals any developing problems early.
