The most effective emergency management is prevention. In September — before the main October–February Irish Sea storm season — a visual inspection of the ridge line, visible hip tiles, and chimney stack condition takes 10 minutes from the ground with a pair of binoculars. Specifically: look for any ridge tile that appears raised or displaced from its neighbours, any visible mortar cracking at ridge joints, any chimney pot that appears tilted, and any section of hip tile that appears out of alignment. Anything you see that concerns you warrants a professional assessment before the storm season begins. The cost of a pre-season inspection is negligible compared to the cost of an emergency call-out and water damage remediation after a winter storm.
If you have an active roof leak after a storm and we are on our way: place buckets or containers under any active drips, move furniture and soft furnishings away from the affected area, turn off electricity in the affected room if water is near any fittings, and if water is dripping from a ceiling, use a screwdriver to make a small hole in the lowest point of the damp patch — this prevents water from pooling and spreading across the ceiling and reduces the risk of a sudden ceiling failure. Do not go onto the roof yourself.
